About our flat roof survey in Hill Grove

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. Common reasons to book are splits and cracks in the covering and blisters and bubbles in the covering, on upstands and outlets, EPDM rubber and single-ply membranes.

In a village or hamlet like Hill Grove, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. If there are outbuildings or garages with flat roofs, mention them when booking.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for most houses, and more on a big or complicated roof. For a village or hamlet like Hill Grove, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Tips that help

There’s plenty you can do without going near the roof. What helps most:

  • Plan a survey before the covering reaches the end of its usual life
  • Check the outlets after the leaves fall
  • Never stand on rooflights or fragile sheeting
  • Keep people off the roof unless they need to be there

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Check the roof from a window after a downpour. Water still lying a day or two later is worth getting looked at.

Local flat roofs in Hill Grove

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For landlords with property near Botley station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take a building like Swanmore Church of England Aided Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Your questions about flat roof surveys in Hill Grove

Will you come out to Hill Grove?

Yes, Hill Grove is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is my home in Hill Grove listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you check flat roofs for asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

How many years has my flat roof got left?

We don’t put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How long will you be at the property?

Time on site depends on the roof; most visits take about one to two hours for most houses, and more on a big or complicated roof. The written report follows by email.

When you need someone else

We only report what can safely be seen on the day, so there are some things a survey can’t cover:

  • Structural calculations, which need a structural engineer
  • Parts of the roof that are not safe to walk on or view
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

Roof types and parts we check

  • Felt flat roofs
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes

How the survey changes by roof type

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

EPDM rubber

EPDM is a synthetic rubber membrane, often laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.

Surveys for landlords and agents in Hill Grove

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What we’re asked to look at in Hill Grove

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Signs worth acting on include:

  • Loose or cracked edge trims
  • Raised blisters across the surface
  • Upstands pulling away from walls
  • Dips that suggest the deck is deflecting

The streets around a church such as Church of St Barnabas are frequently among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.
