How a flat roof survey works in Dean
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. You get a written report with photos and our recommendations. We survey single-ply membranes, felt flat roofs and GRP fibreglass, and people most frequently book us about standing water left after rain and outlets that hold water back.
In a small place like Dean, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Leave it or get it looked at?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. After that, the cost of any work is yours. Our report gives you specific points to raise with the seller or agent. In a small place like Dean, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

Common questions in Dean
Is my home in Dean listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you carry out roof surveys in Dean?
Yes, Dean is within the area we cover. We work right across London and the South East. Just call 07833 053749 or send us an email and tell us about the property, and we’ll talk through which survey suits.
How long is the visit?
Most surveys take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. We will confirm the timing when booking.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
When does the report arrive?
It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.
Can you test old roof sheets for asbestos?
We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Does the report include photographs?
Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.
Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Ask whoever fits equipment on the roof to make good the covering
- Check the outlets after the leaves fall
- Have the roof looked at again after a severe storm
- Look for standing water a day after rain
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.
Keep outlets, gutters and hoppers clear, especially after the leaves fall. Water that can drain away does far less harm than water that sits.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours for a house, while a commercial roof takes nearer three to four hours. Rural addresses near Dean can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from the ground, from windows and from the roof where it is safe to do so.
- Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- The findings are written up with photos and recommendations and emailed to you.
Preparing for the visit
- Mention any parking restrictions on your street
- Gather any invoices or paperwork from past roof work
- Unlock side gates and any roof access doors

Different roofs, different checks
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photographs.

Local flat roofs in Dean
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Landlords with a home close to Botley station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Bishops Waltham Infant School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. For an older house near a landmark like Church of St Peter, the flat roofs on later extensions tend to wear out long before the main roof.
