A roof condition survey for homes and buildings for Dean and the rest of Hampshire. Surveys run on any day of the week.
- Gutters that overflow in heavy rain
- Slipped, cracked or missing slates and tiles
- Worn or blocked valleys
About our roof survey in Dean
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, along with the loft where it’s safe to get in. The report sets out what we found, with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. If you’ve noticed cracked or blistered flat roof coverings and gutters that overflow in heavy rain, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Dean, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Surveys for landlords and agents in Dean
Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

Questions from Dean
Does a conservation area affect roof work in Dean?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
I let a flat near Botley station. Can you check the roof?
Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and let us know about the building.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Is your survey a structural engineer’s report?
No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It is not a structural engineer’s report and does not include calculations.
Do you look in the roof space?
Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.
Can you inspect my roof with a drone?
Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- The condition of the rest of the building (that is a RICS home survey)
- A structural engineer’s report
If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. The full list of what we check.
What we look at
- Flat roofs
- Clay and concrete tiles
- Natural slate
- Lead flashings
- The roof space

- Chimney stacks
Dean homes and their roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
For an older house near a landmark like Church of St Peter, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Botley station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
Dean is about 6 miles north-east of Hedge End, in Hampshire. Anywhere in Dean, we can come and survey your property, on a weekday, Saturday or Sunday. Dean is one of the places in Hampshire where we work for roof surveys. We also survey roofs in Southampton.

Why get it checked now?
Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or miss the fault that matters. A survey tells you what actually needs attention. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Signs you need a roof survey in Dean
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Valley and parapet gutters can overflow inside the building, especially near trees.
Here are some of the things we see often:
- Loose ridge or hip tiles
- Leaking gutter joints and downpipes
- Slates or tiles that have slipped or broken
- Torn or sagging underlay
For site and facilities teams at buildings such as Bishops Waltham Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Choosing a roof surveyor
- What experience they bring
- How long the report takes to arrive
- Whether any drone flown is registered with the CAA
- Whether they hold professional indemnity and public liability insurance
What happens on the day
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about one to two hours for most homes, depending on how many separate roofs there are. Somewhere as small as Dean, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before we arrive
- Buyers: confirm access with the estate agent or seller
- Tell us where we can park nearby
- Find any records of previous roof work

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- File the report with your home documents
- Include dormers, porches and garages as you book
- Watch for slipped slates after bad weather
- Leave roof access to professionals
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Prompt repairs stop small problems growing.
