Chimney surveys for homes and businesses in Dean
Our survey covers the structure of the stack and its weathering details. It is not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we will say so. We survey shared and party-wall stacks, brick chimney stacks and chimney breasts, and the problems we are asked to look at most are damp patches on chimney breasts and unused flues sealed without airflow.
Some older homes in villages like Dean are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Dean: your questions answered
I let a flat near Botley station. Can you check the roof?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Is my home in Dean listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Why is my chimney breast damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
How can you see the top of the stack?
We look from ground level, from windows and from the loft where it’s safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We check the parts we are given access to.
What happens after the survey?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Is Dean in your area?
Yes. We cover Dean and the rest of Hampshire, as part of our work across London and the South East. To book, phone 07833 053749 or email us.
What we look for on each type of roof
Brick stacks
Older brick stacks often have soft lime mortar. Repairs should suit the original materials, which we mention where relevant.
Chimney pots and cowls
For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.
Why get it checked now?
Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Where a roof is exposed, as many are in small places like Dean, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

What affects the price in Dean
Not every roof costs the same to survey, for these reasons:
- The package you choose: Basic, Standard or Premium
- Chimneys, valleys, parapets and other details
- If the survey needs thermal imaging or a drone
- How tall the building is and how easy the roof is to see
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
What we need to know
When you call or email, these details help:
- Where water is showing inside, if it is
- Dates you are working to, such as exchange
- The property’s address and postcode
- Photos of the roof, taken safely from ground level or a window
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or send us an email to find out.
When to book a survey in Dean
TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
It’s worth booking a survey if you’ve seen:
- Staining on walls around the chimney
- Eroded joints in the brickwork
- Flaunching that has broken away
- Lifted or split lead flashings
If you own a rental within reach of Botley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Before booking anyone

- What the report includes, and whether it has photos
- Is there a chance to talk the report through?

The survey, step by step
The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Dean frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- The findings are written up with photographs and recommendations and emailed to you.
Before we arrive
- Have any questions written down, so nothing gets missed
- Check the loft hatch can be reached
- If the roof is shared, arrange access with whoever manages the building

Advice
Local roofs in Dean
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Take an older house close to Church of St Peter: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Bishops Waltham Infant School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What a chimney survey doesn’t cover
It’s a careful look at the chimney stack, not the whole story. The main limits are:
- Gas safety checks, which need a Gas Safe registered engineer
- A structural engineer’s assessment
- Conditions inside walls
