Landlord roof survey in Dean: what you get
The lease usually decides who is responsible for the roof and who pays. We don’t give legal advice on leases but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. Common reasons to book are standing water on a flat roof and leaking joints at party walls, across gutters and downpipes, converted houses and flat roofs on blocks.
Somewhere as small as Dean, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
Nothing in the report is left vague: if work is needed, the report says so clearly.

Tips from our surveys
There’s plenty you can do without going near the roof. Here’s what helps most:
- Put urgent roof work at the top of the list
- Arrange flat access in advance
- Keep past survey reports with the building’s records
- Keep roof surveys on a rolling plan
Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and the rest budgeted for later.
Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.
Rented homes, blocks and businesses
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.
Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on any day of the week, which can make access easier.
What else we do in Dean
What happens on the day
Every roof is different; as a rough guide, the survey takes about one to two hours for a single let house, with blocks of flats taking longer. If you have questions on the day, just ask. In a hamlet or village like Dean, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by agreeing the scope, roof by roof.
- We confirm which flats and loft spaces we need to get into, and you arrange access.
- We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
- Defects are photographed and their urgency noted.
- You get a written condition report to help plan maintenance.
Before the survey
- Clear the way to the loft hatch
- Agree roof access with the managing agent if it’s shared
- Make sure pets are kept safely away

Advice
What you can safely check yourself
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
What a landlord roof survey does not cover
It is useful to know what a survey won’t do before you book:
- A full building survey of every part of the property
- A full structural assessment of the building
- Asbestos testing of roof sheets or soffits
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

FAQs for Dean
Will you come out to Dean?
We do. A small place gets exactly the same survey as a big one.
Is my home in Dean listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Can you survey a shared roof on a terrace or converted house?
Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
How do I book a survey in Dean?
To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what you need to know. We will confirm the price and agree a day with you.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we’ll agree the details as you book.
Landlord roof surveys in Dean: local notes
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Take an older house close to Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings like Bishops Waltham Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Landlords with a home close to Botley station may find that a dated record of the roof is useful when planning maintenance across a let.
