Thermal Roof Survey in Dean
Thermal imaging to find moisture and heat loss patterns in a roof in Dean, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Areas losing heat at the eaves and junctions
- Cold spots on ceilings under the roof
- Wet insulation beneath the membrane
Landlords, agents and block managers in Dean
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
How a thermal roof survey works in Dean
Our thermal survey records how the surface temperature varies across your roof. The patterns can suggest wet insulation, gaps in insulation or places where heat is getting out. It is important to know that the camera shows temperature, not water, so we check what it shows with moisture readings. It comes as part of our Premium Survey, from £400. The report also notes the conditions on the day, since they affect what the camera can show. If you’ve noticed damp around chimneys and parapets and patches of heat loss across the roof, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Dean, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Different roofs, different checks
GRP fibreglass roofs
Glossy GRP can reflect heat. We take that into account and check findings with moisture readings.
Loft insulation
Insulation often gets moved during work in the loft. Thermal images can show where it has been pushed aside.
What happens if roof problems are left?
If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you spend. For older village homes like those around Dean, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. Cottages and farmhouses around Dean frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- Patterns that stand out are checked with moisture readings.
- The report pairs each thermal image with a photo and explains what it suggests.
Before we arrive
- Have any paperwork from past roof work to hand
- Leave a clear route to the loft
- Note where any stains or damp appear

What else we do in Dean
Dean questions
Do you cover Dean?
Yes, Dean is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.
Is my home in Dean listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
Which survey includes thermal imaging?
Thermal imaging is included in our Premium Survey, from £400. The Premium Survey also covers a full inspection, drone inspection where applicable, structural analysis and a report on the same day.
What can thermal imaging tell me about my roof?
The camera records how the surface temperature varies. Those patterns can point to trapped moisture, missing insulation or heat loss. We check what it shows with moisture readings.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Leave the roof to people with safe access
- Talk to us about the weather when booking
- Make sure the loft can be reached safely
- File the images with your roof records
Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.
Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.
Thermal roof surveys around Dean
Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Older coverings on steep or tall roofs are hard to judge from below, so close-up close-up aerial shots and thermal images help. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
For site and facilities teams at buildings such as Bishops Waltham Infant School, a view from above covers a wide roof far faster than walking it. Take an older house close to Church of St Peter: thin or patchy insulation under an old roof often shows up clearly on a thermal image.

- Which survey package you book
- Building height and the viewpoints available
