Questions from Upper Swanmore

Do you cover smaller places like Upper Swanmore?

Yes, Upper Swanmore is on our map. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Upper Swanmore?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.

What happens next?

We email you the written report with photographs and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and can’t tell you, and back them up with a visual inspection and moisture readings.

Will the survey show heat loss through my roof?

Gaps and thin areas of insulation can show up on the camera. The difference is clearest when the building is heated and it’s colder outside. We look from the loft as well, where there’s safe access.

How a thermal roof survey works in Upper Swanmore

Our thermal survey records how the surface temperature varies across your roof. Those patterns can point to trapped moisture, missing insulation or heat escaping. It is important to know that the camera shows temperature, not water, so findings are checked with moisture readings. Thermal imaging is included in our Premium Survey, from £400. Conditions on the day affect the results, and the report explains how. Typical surveys look at thin or uneven insulation in the roof and water getting in at parapets and stacks, across commercial roofs, pitched roof slopes and loft conversions.

Somewhere as small as Upper Swanmore, older roofs are often steep and partly hidden by trees or outbuildings. A drone and a thermal camera each give a view you can’t get from the ground. Both the forecast and the airspace are checked first, and the journey is planned ahead of time. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

What we do, step by step

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. Around Upper Swanmore, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before the survey

  • Tell us about parking before the day
  • Keep pets in another room
  • Have any questions written down, so nothing gets missed

How to book

What a thermal roof survey looks like in Upper Swanmore

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you live in an older home near Church of St Barnabas, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from the air or with a thermal camera helps. Take a building like Swanmore Church of England Aided Primary School: thermal images can show where wet insulation sits under a big flat roof.

How we price thermal roof surveys

Survey packages start from £150, including VAT. The price for your roof depends on:

  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Before and after the survey

Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:

  • Don’t climb onto the roof to look for leaks yourself
  • Ask us about the forecast if rain is expected
  • File the images with your roof records
  • Note where damp appears and after what weather

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Insulation is frequently moved when people work in the roof space.

How the survey changes by roof type

Pitched slate and tile roofs

On pitched roofs, slates and tiles over a ventilated space can mask what’s happening underneath. We back up what the camera shows with a look in the loft where we can.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.
