Thermal roof survey in Gosport

What a thermal camera can show depends a lot on the weather. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, a strong wind or heavy cloud can make the images less clear. We will discuss the weather with you when booking, and the report explains how the conditions on the day affected the results. If you are worried about damp that repairs haven’t cured and missing or slipped insulation, we can find out what’s behind it, on commercial roofs, loft conversions and ceilings below the roof alike.

Before any drone flight in a town like Gosport, the airspace is checked on the Drone Safety Map, which shows restriction zones around airports and prisons. We fly a sub-250g drone and hold a CAA Flyer ID and Operator ID. Neighbours’ privacy is part of planning every flight. In the open category, flights stay under 120 m (400 ft) with the drone in sight.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Airspace, weather and Gosport roofs

The coast is about 2 miles or less from Gosport, and coastal wind can be strong. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. Within a mile and a half or so of Gosport there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

If you look after a shop, office or commercial unit, for example near Tricorn Centre, big, flat commercial roofs are where photos from the air and thermal images help most. If you look after a building like Brockhurst Primary School, big roofs are where photos from the air and thermal images show the most at once.

A few things affect what a survey costs:

  • Whether you choose the Basic, Standard or Premium Survey
  • The number of roofs, including extensions and garages
  • The size of the roof
  • Whether thermal imaging or a drone is needed

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • Dates you are working to, like exchange
  • The style of property, from a terrace to a block
  • The reason for the survey, like buying, a leak or storm damage
  • Your postcode, so we can check access and travel

Thermal roof survey starts from £400, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.

Your questions about thermal roof surveys in Gosport

Are there drone restrictions around Gosport?

The answer turns on the exact location and the conditions on the day. Gosport is about 3 miles from Solent Airport, so the Drone Safety Map is checked for restrictions around it before we fly. A small drone can’t fly safely in strong wind or a downpour.

How do I find out if my home in Gosport is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do I need to be at home?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

What conditions are best for thermal imaging?

Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when you book.

Can a thermal survey trace a roof leak?

It can help narrow down where water may be getting in. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

Will the survey show heat loss through my roof?

It can show temperature patterns that point to missing or thin insulation. It shows most clearly when it’s warm inside and cold outside. We look from the loft as well, where there is safe access.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Semi-detached and terraced homes in a town like Gosport frequently share a roof line with the neighbours, so we check what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Advice

When to book a survey in Gosport

Once a leak has been fixed, people often ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.

Common reasons to book include:

  • Cold areas below the roof
  • Damp around chimneys and parapets
  • Damp patches with no obvious cause
  • Heat escaping through the roof

If you run a hotel or guest house in or near Gosport, a roof problem can mean rooms out of use, so it pays to find faults before guests do.

Questions to ask before booking

  • Whether the inside of the roof is included
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which viewpoints they use to see the roof
  • What exactly goes into their report

What’s in a roof survey

Useful tips for Gosport property owners

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Keep a record of when stains appear
  • Don’t climb onto the roof to look for leaks yourself
  • Keep outlets and gutters clear to stop water sitting
  • Use the report as a baseline for later checks

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.
