About our gutter survey in Dean
Gutters are normally fixed to fascia boards, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not carry out asbestos testing, but we flag anything that could contain it. If you’re worried about brackets that have dropped or snapped and overflowing eaves gutters, a survey will tell you what’s going on.
Older buildings in small places like Dean may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Gutter surveys around Dean
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Bishops Waltham Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Botley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Dean: your questions answered
Do you cover smaller places like Dean?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
I let a flat near Botley station. Can you check the roof?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.
Is a Saturday or Sunday visit possible?
Yes, weekend visits are possible as well as weekdays. Just call 07833 053749 or drop us an email to arrange it.
Will you walk on the roof?
Only where it’s safe to do so. We check everything that can safely be seen: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.
Will you check the loft?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.
What’s in the report?
It sets out what we found, why it matters and what we recommend, backed by photographs. Anything we couldn’t see safely is noted too.
Does the season matter for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
Surveys for landlords and agents in Dean
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or email us.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.
Common roof problems in Dean
Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.
People typically book a survey when they’ve noticed one of these:
- Brackets that have dropped or snapped
- Overflowing eaves gutters
- Leaves and moss blocking gutters
- Dripping or leaking gutter joints
If you live in an older home near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- Their track record with similar roofs
- How soon the report will arrive
- Which viewpoints they use to see the roof
- Do they have a CAA Flyer ID and Operator ID for drone work?
Leave it or get it looked at?
Going up a ladder to check your own gutters carries real risk. From ground level you can spot drips and overflows, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. Outbuildings and barns around Dean are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.
Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What affects the cost of gutter surveys
The price reflects the time and kit the roof needs. That comes down to:
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- How big the roof is
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.
Booking your survey
When you call or email, these details help:
- Any photos you have, taken from ground level or a window
- Where any leaks, stains or damp patches show inside
- The type of building and roof, like pitched or flat
- How the loft is reached, if there is one
To arrange a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
How the survey works
Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take an hour or two at most homes, and about three to four hours for a commercial roof. Somewhere as small as Dean, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The loft space is checked for water marks if it is safe to get into.
- You get a report with photographs and recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Dig out any old roof reports or invoices
- Keep pets out of the way during the survey
