Independent gutter surveys in The Hangers

What we’re asked to look at in The Hangers

Many gutter joints depend on rubber seals or sealant that age. Plastic sections expand and contract with the weather, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

These are some of the problems a survey can pick up:

  • Valley or box gutters that overflow inside
  • Gutters full of debris and silt
  • Leaks at the gutter joints
  • Gutters overflowing in heavy rain

For landlords with property near Botley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • Will the report include photos?
  • Whether the loft is part of the inspection
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Are they insured for the work?

What a good roof survey covers

How a gutter survey works in The Hangers

Most blocked gutters are full of leaves, moss or silt. Homes close to trees fill their gutters faster, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. It is an easy job to put off but it rarely improves. We survey downpipes, valley gutters and outlets and hoppers, and the problems we are asked to look at most are choked outlets or hopper heads and valley or box gutters that overflow inside.

Somewhere as small as The Hangers, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

The survey, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most houses, though large, tall or awkward roofs take more time. Somewhere as small as The Hangers, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. We look in the roof space, where there’s safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Advice

Tips from our surveys

There is plenty you can do without going near the roof. What helps most:

  • Check downpipe clips are holding
  • Include valley, parapet and box gutters when clearing
  • Leave gutter checks at height to someone equipped for it
  • Keep climbers away from the eaves

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. We email it to you as soon as it’s ready.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so make sure they’re included in any clearing work.

Can I check my roof myself?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The Hangers: your questions answered

Is my home in The Hangers listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Do you survey roofs for landlords with property near Botley station?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Is a CCTV drain survey included?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Businesses and commercial landlords can book us too. Larger roofs take longer.

What we look for on each type of roof

Box and secret gutters

A secret gutter is tucked under the slates or tiles at an abutment or valley and is easy to overlook. The report records what could and couldn’t be seen.

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. We record any corrosion or leaks we see.

The Hangers homes and their roofs

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For site and facilities teams at buildings like Bishops Waltham Infant School, large buildings have long gutter runs and big roofs that need checking like any other.
