Gutter survey in Swanmore

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It isn’t a CCTV drain survey and we can’t see inside buried drains. If the problem looks like a blocked or broken drain below ground, the report will say so, with a suggestion to book a separate drain survey. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at overflowing eaves gutters and valley or box gutters that overflow inside, on parapet and box gutters, eaves gutters and valley gutters.

Trees around homes in smaller places like Swanmore drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Roofs, chimneys and gutters in Swanmore

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For site and facilities teams at buildings such as Swanmore Church of England Aided Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Botley station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near Church of St Barnabas, its chimney, valleys and lead work are likely to be the parts that need attention first.

Swanmore is about 6 miles east of Hedge End, in Hampshire. Roofs in Swanmore get the same thorough look as anywhere else in Hampshire. Our area takes in places right across Hampshire. We also survey roofs in Southampton.

Surveys in SO32 work the same way as everywhere else we cover. You will find streets such as Church Road, Myers Close and Spring Vale, and we cover them all. Neighbouring places we cover for gutter surveys include Hill Grove (1 mile east), Upper Swanmore (1 mile north-east), Mislingford (1 mile south-east), Shirrell Heath (1 mile south) and Kingsmead (2 miles south-east). Within a short drive, we also cover Winchester (10 miles north-west), Gosport (10 miles south), Havant (10 miles south-east), Eastleigh (7 miles west), Fareham (6 miles south) and Horndean (8 miles east).

Your questions about gutter surveys in Swanmore

Is my home in Swanmore listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Swanmore?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What insurance do you have?

Our cover is professional indemnity plus public liability.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we’ll explain what’s needed.

Will you look at parapet and box gutters as well?

Yes, as far as they can be seen safely. We use the ground, windows, the roof space and the roof where it’s safe, and by drone where it is applicable.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.

Checking the roof from the ground

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. With a bit of garden around a house, as there frequently is around Swanmore, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, like valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Before we arrive

  • Let us know about parking before the day
  • If the roof is shared, arrange access with whoever manages the building
  • Make a note of anything you’d like us to look at

Useful tips for Swanmore property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Watch for green marks down the brickwork
  • Have overhanging branches cut back
  • Check the loft with care after heavy rain
  • Have gutters cleared at least once a year

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.

Get trees and climbers near the eaves trimmed back by someone who can do it safely. Fewer leaves in the gutters means fewer blockages.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Confirming asbestos in older rainwater goods
  • Underground drains, which need a CCTV drain survey
  • Gutters out of sight from every safe viewpoint

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Roof by roof

Aluminium and other metal gutters

Metal gutters are common on commercial buildings and some homes. Their joints and outlets still need checking.

Cast iron gutters

Cracks often open on the back of cast iron downpipes, so we check the wall behind for staining.

Why act early in Swanmore

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. Tradespeople may need to travel further to a smaller place like Swanmore, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.
