Your questions about gutter surveys in Mislingford
Do you survey roofs for landlords with property near Botley station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.
How do I find out if my home in Mislingford is listed?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is a Saturday or Sunday visit possible?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. Just call 07833 053749 or drop us an email to arrange it.
Do you check valley and parapet gutters?
Yes. Hidden gutters are a common cause of leaks inside, so they’re an important part of the survey. Some may only be partly visible, and we’ll note that in the report.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.
Do you use drones?
Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Will you check if gutters are causing damp inside?
We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so the report covers what can be seen.
About our gutter survey in Mislingford
People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. The survey and report follow the same steps whatever the reason, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. We’re often asked to look into leaves and moss blocking gutters and fascia boards damaged by overflowing water, on fascias and soffits, downpipes and eaves gutters.
In a small place like Mislingford, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are frequently where weather gets in first.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What a survey costs
What a survey costs depends on the time and equipment it needs. That comes down to:
- How many separate roofs there are, like extensions, dormers and garages
- Roof area
- How tall the building is and how easy the roof is to see
- Whether thermal imaging or a drone is needed
Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the exact price before booking.
Booking your survey
A little information up front helps. Please include:
- Anything about access we should know
- When you need the report by
- The type of building and roof, such as pitched or flat
- Why you want a survey: buying, a leak, a storm or new work
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us with the address and the days you’d prefer.
When you need someone else
We only report what can safely be seen on the day, so there are some things a survey can’t cover:
- Underground drains, which need a CCTV drain survey
- What’s behind fascias and inside walls
- Parts of gutters that can’t be seen safely
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.
What we check
- Parapet and box gutters
- Outlets and hoppers
- Fascias and soffits
- Eaves gutters
- Valley gutters
- Downpipes
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours at a house, depending on how many gutter runs and downpipes there are. Around Mislingford, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We check hidden gutters as far as safe access allows.
- The roof space is checked for staining, where it can be reached safely.
- You receive a report with photos and recommendations.
How to prepare
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Make sure pets are kept safely away
How to book

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check for spilling water in a downpour
- Look for downpipes coming loose
- Note any damp stains below the gutters
- Get the gutters cleaned out every year
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over, and if it doesn’t, raise it with whoever did the job.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Why act early in Mislingford
When a valley or parapet gutter blocks, the water has nowhere safe to go. It can overflow into the building, often in the heaviest rain. Having them checked before autumn and winter makes sense. For older village homes like those around Mislingford, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What you can safely check yourself
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Local roofs in Mislingford
England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.
Take a building like Swanmore College of Technology: a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of Botley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
