About our chimney survey in Mislingford

On terraced and semi-detached houses, a chimney stack is frequently shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a report with photos and what we recommend. We survey chimney pots and cowls, brick chimney stacks and shared and party-wall stacks, and people most often book us about redundant stacks capped without ventilation and worn or missing pointing.

Some older homes in villages like Mislingford are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Mislingford questions

Is Mislingford within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Mislingford?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Our stack is shared. Can you still survey it?

Yes. Shared stacks are common on terraced and semi-detached houses. We survey what we can see safely, and note anything that seems to involve next door.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Why is my chimney breast damp?

Usually it is water getting in from outside, or condensation in a sealed stack. The survey looks at the stack, the flashings and the capping and records the likely cause.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Roofs, chimneys and gutters in Mislingford

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you let a flat or house near Botley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take a building like Swanmore College of Technology: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. A report with photographs gives you a clear record of the chimney stack.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Why act early in Mislingford

Before deciding what to do with a redundant stack, a survey shows how it is doing. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. In a small place like Mislingford, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Practical tips

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:

  • File photos of the stacks with your home records
  • Leave close inspection to people with safe access
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Book a sweep for flues that are in use

Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

The survey, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes about one to two hours for most homes, a little longer where there are several stacks. Older rural homes like those around Mislingford can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there is safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Unlock side gates and any roof access doors
  • Let us know about parking near the property
  • Clear the way to the loft hatch

Before you book, it’s worth knowing what a survey won’t do:

  • Flue inspections or sweeping
