Chimney surveys for homes and businesses in Soberton Heath
Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. You then know where to start. If you’ve noticed flashings pulling away from the stack and eroded joints in the brickwork, we can find out what’s behind it, on brick chimney stacks, chimney breasts and shared and party-wall stacks alike.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips from our surveys
Nothing here needs a ladder. A few suggestions:
- Check fixings on the stack are secure
- Glance at the stacks from the street now and then
- Check that disused chimneys can still breathe
- Keep track of stains on chimney breasts
Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.
Look at your chimneys from ground level now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.
Why it is worth a survey now in Soberton Heath
A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. In a small place like Soberton Heath, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Prices start from £150, including VAT.
What you get with us

Can I check my roof myself?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Chimney surveys around Soberton Heath
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.
If you live in an older home near Church of the Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs. If you look after a building like Newtown Soberton Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

The survey, step by step
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. It normally takes an hour or two at a house, as part of a look at the roof around the stack. In a small place like Soberton Heath, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- Each chimney is viewed from wherever it can be seen safely.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- The findings are written up with photos and recommendations and emailed to you.
Preparing for the visit
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
- Make sure pets are kept safely away
