Chimney survey in Kingsmead, Hampshire
We carry out chimney surveys in Kingsmead and the rest of Hampshire. Surveys run on weekdays and at weekends.
- Flaunching that has broken away
- Mortar washing out of the joints
- Bricks with flaking faces
Tips that help
You do not need to be a roofer to help. What helps most:
- Never climb onto the roof to look at a chimney
- Check your stacks from ground level after strong winds
- Have brackets on the chimney checked
- File photos of the stacks with your home records
You can send the report to roofers or builders for quotes. With the same list in front of each contractor, comparing quotes is simpler.
Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
Chimney survey in Kingsmead: what you get
A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. We survey shared and party-wall stacks, chimney pots and cowls and lead flashings, and the problems we’re asked to look at most are pots or cowls that look unsafe and eroded joints in the brickwork.
In a village or hamlet like Kingsmead, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Why get it checked now?
For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. Our report gives you facts to raise with the seller or agent. Outbuildings and barns around Kingsmead are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.
Why us?
- Plain-English reports with photos
- Drone and thermal imaging surveys available
- Customer satisfaction of 98%
- An independent view of the roof
What this survey cannot tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- Hidden damage within the stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- Whether a gas appliance or its flue is safe
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

Roofs, chimneys and gutters in Kingsmead
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you own a rental within reach of Botley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take a building like Swanmore College of Technology: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

What we look for on each type of roof
Chimney breasts and the loft
Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it’s adequate.
Lead flashings
Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Kingsmead questions
I let a flat near Botley station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need.
Will you come out to Kingsmead?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. If part of a stack cannot be seen, the report says so.
What should I do with a chimney I do not use?
An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can plan what to do with it.
Is a chimney survey the same as a flue inspection?
No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Rented homes, blocks and businesses
Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when booking and we’ll plan the visit with that in mind.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes roughly 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. Somewhere as small as Kingsmead, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photographs and recommendations, is emailed to you.
Preparing for the visit
- Keep pets in another room
- If it is not your property yet, arrange access through the agent
- Move anything stored under the loft hatch
