Common questions in Shedfield

Will you come out to Shedfield?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I find out if my home in Shedfield is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

My chimney looks like it is leaning. What should I do?

Do not ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can confirm whether it’s stable.

Is it a problem to have an unused chimney?

There’s no single answer. The survey shows its condition and how it’s been capped. In a conservation area or on a listed building, changes may need consent.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there is safe access. Everything is written up with photos.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.

Do I need to be at home?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

Chimney survey in Shedfield

If a chimney looks out of line, it is worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. Common reasons to book are unused flues sealed without airflow and loose, cracked or missing pots, across chimney breasts, brick chimney stacks and lead flashings.

Somewhere as small as Shedfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Local roofs in Shedfield

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

For site and facilities teams at buildings such as St John the Baptist Church of England Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St John: its chimney, valleys and lead work are likely to be the parts that need attention first.

How we price chimney surveys

All our prices include VAT. What changes the price is:

  • Basic, Standard or Premium
  • Roof area
  • The number of roofs, including extensions and garages
  • The use of thermal imaging or a drone

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, such as an exchange date
  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access

Getting a price is simple: just phone 07833 053749 or use the contact form and give us some details about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Signs you need a chimney survey in Shedfield

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the loft space and outside, and the report recommends a structural engineer if support is a concern.

A survey makes sense if you’ve noticed:

  • Spalled or crumbling bricks
  • Flaunching that has broken away
  • Lifted or split lead flashings
  • Damp patches on chimney breasts

If you let a flat or house near Botley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before booking anyone

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether the loft is part of the inspection
  • What insurance they carry
  • Is VAT included in the price?

What a good roof survey covers

What we look for on each type of roof

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.

Lead flashings

Over time, lead can lift or come away from the brickwork. We photograph any we find that look loose or damaged.

Checking the roof from the ground

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

The survey, step by step

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours for most homes, a little longer where there are several stacks. Older rural homes like those around Shedfield can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work
  • For flats, make sure roof access has been agreed

What we can’t see

It’s useful to know what a survey won’t do before you book:

  • Hidden sides of a shared stack
  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey. What our survey covers.
