Do you need a chimney survey in Swanmore?

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead flashings can also be stolen.

Problems we come across often include:

  • Loose, cracked or missing pots
  • Damp patches on chimney breasts
  • Eroded joints in the brickwork
  • Unused flues sealed without airflow

For landlords with property near Botley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Choosing a roof surveyor

  • Are they insured for the work?
  • What experience they bring
  • How they plan to inspect the roof safely
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Chimney survey in Swanmore: what you get

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. If something we see points to the flue, we’ll say so. Common reasons to book are a stack that appears to lean and unused flues sealed without airflow, on shared and party-wall stacks, chimney breasts and brick chimney stacks.

In a smaller place like Swanmore, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings frequently give out before the slates or tiles themselves.

What you get is a clear record of the chimney stack on the day we saw it. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Different roofs, different checks

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photos.

Lead flashings

Over time, lead can lift or come away from the brickwork. Any loose or split flashings are recorded.

What we can’t see

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Hidden damage within the stack
  • Flue inspections or sweeping
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney breasts
  • Lead flashings
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Chimney pots and cowls
  • Flaunching

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Glance at the stacks from the street now and then
  • Keep the report to compare against at the next survey
  • Leave close inspection to people with safe access
  • Ask for ventilated caps on redundant stacks

Once we’ve been, the findings are written up with photos. It explains the condition of each part of the stack and any damp inside. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Look at your chimneys from the ground now and then, especially after strong winds. With binoculars, you can frequently see cracked flaunching or lifted lead.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours for most homes, a little longer where there are several stacks. For a survey in Swanmore, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

Swanmore questions

Does a conservation area affect roof work in Swanmore?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you cover smaller places like Swanmore?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What if it rains on the day?

Light rain doesn’t normally stop a survey. High wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we will arrange another day with you.

Why is my chimney breast damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

How long does the survey take?

That depends on the size and shape of the roof; most visits take an hour or two at a house, as part of a look at the roof around the stack. The written report follows by email.

How much is a survey?

Prices start from £150, including VAT. You will know the price for the job before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or use the contact form.

What affects the price in Swanmore

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Building height and the viewpoints available
  • Which survey package you book
  • Extensions, dormers and garages with roofs of their own

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

Booking your survey

We will usually ask about:

  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel
  • Where water is showing inside, if it is
  • Access details, such as a loft hatch or a shared roof

Once you know what you need, call 07833 053749 or email us. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Swanmore homes and their roofs

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

If you look after a building such as Swanmore Church of England Aided Primary School, large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Barnabas are frequently among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
