Chimney survey in Hill Grove: what you get

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We survey lead flashings, chimney breasts and shared and party-wall stacks, and common reasons people get in touch are damaged chimney pots and cowls and eroded joints in the brickwork.

In a village or hamlet like Hill Grove, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Rural addresses near Hill Grove can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. We inspect each stack from safe viewpoints outside.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. You get a report with photos and our recommendations.

Preparing for the visit

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Leave side gates unlocked
  • Leave a clear route to the loft

Booking your survey

Getting the details right at the start saves time. It helps to include:

  • Any photos you have, taken from ground level or a window
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode
  • Dates you are working to, like exchange

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Chimney surveys around Hill Grove

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take a building like Swanmore Church of England Aided Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Botley station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Different roofs, different checks

Brick stacks

Older brick stacks often have soft lime mortar. We note where repairs should match the original mortar.

Flaunching

Sitting at the very top, flaunching is fully exposed. We look for cracks, gaps around the pots and missing pieces.

Signs you need a chimney survey in Hill Grove

A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.

Here are some of the things we see often:

  • Cracked or missing flaunching
  • A stack that appears to lean
  • Lifted or split lead flashings
  • Pots or cowls that look unsafe

If your home is one of the older ones in the streets near Church of St Barnabas, its roof may have old fixings, lead flashings and chimneys that need a closer look.

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Your questions about chimney surveys in Hill Grove

Will you come out to Hill Grove?

Yes, Hill Grove is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does a conservation area affect roof work in Hill Grove?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you look in the loft space?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps.

What happens next?

You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does the report include photographs?

Yes. Photographs are part of every report, so you can see each point for yourself.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day. Just say which days work for you.
