Hill Grove Pre-Purchase Roof Survey
A roof survey before you buy a house or flat for Hill Grove and the rest of Hampshire. Surveys run on any day of the week.
- Quick fixes on flashings and valleys
- A ridge or slope that dips
- Chimney mortar that has eroded
Roof by roof
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. We check for slipped, cracked and missing tiles, along with odd replacement tiles that hint at earlier leaks.
Chimney stacks
A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.
Pre-purchase roof survey in Hill Grove: what you get
Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photographs that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you are buying. Typical surveys look at lead that has worked loose at a wall or chimney and slipped or missing slates and tiles, across flat-roofed extensions and dormers, natural slate and the roof space.
Somewhere as small as Hill Grove, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

How we price pre-purchase roof surveys
Prices always include VAT. What changes the price is:
- Extra roofs, like extensions, dormers or garages
- Building height and the viewpoints available
- Roof area
- How complicated the roof is, with its valleys, chimneys and parapets
To find out what your survey will cost, call 07833 053749 or send us an email with the address and some details. The price is agreed before a date is set.
Helping us price your survey
If you can, have these to hand when you get in touch:
- Any deadline, such as an exchange date
- The kind of building and roof involved
- Pictures from the garden or a window, if you have them
- What’s prompted the survey
Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or send us an email with the details.
The survey, step by step
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. Around Hill Grove, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- Inside, we check the roof space and look at the roof from windows.
- The report is emailed with photos and recommendations, ready to use before exchange.
Preparing for the visit
- Make sure we can get to the back of the property
- Find any records of previous roof work
- Point out any leaks or damp patches

Buying a home or a new roof in Hill Grove
Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most.
For landlords with property near Botley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If you live in an older home near Church of St Barnabas, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.
Before and after the survey
A few practical points come up again and again on our surveys. They apply to most roofs:
- Ask the agent to make sure the loft hatch can be opened
- Find out whether the roof has been replaced or patched
- For a flat, check who is responsible for the roof
- Pass the findings to your conveyancer
With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. The outcome is between you and the seller, and we can’t promise any result.
After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Checking the roof from the ground
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Common questions in Hill Grove
Do you cover Hill Grove?
We do. The survey and report are the same in Hill Grove as anywhere else, and visits run on weekdays and weekends.

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
