How a roof survey works in PO17
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages often have flat roofs. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. A flat roof usually wears out sooner than a pitched one. Felt often lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. Typical surveys look at cracked or blistered flat roof coverings and crumbling chimney pointing or cracked flaunching, on chimney stacks, natural slate and ridges, hips and valleys.
Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from every safe viewpoint, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Around Wickham
Around Wickham, our work takes us to homes and buildings near Church of St Nicholas, Wickham Church of England Primary School and The Old House Hotel. Wickham’s nearest station is Fareham station, roughly 3.2 miles south. Other landmarks nearby include Fareham Shopping Centre (3.2 miles south) and Carron Row Farm Museum (3.5 miles south-west). Not far away are St Clair's Meadow and Portsdown Hill.
Homes and roofs across PO17
From Portchester, Wickham and Wallington to its smaller places, buildings across PO17 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and PO17 is well within that. We survey on any day of the week. Parts of PO17 are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Wickham: If you let a flat or house near Fareham station, the gap between tenancies is a good time to have the roof looked at. The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if yours is one of the older homes nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.
For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.
How the survey changes by roof type
Chimney stacks
Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.
Clay plain and peg tiles
Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
Signs you need a roof survey
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. Small faults that start this way grow over time.
We are frequently asked to look at:
- Gaps in the roof where coverings have gone
- Ponding, splits or blisters on flat roofs
- Leaking gutter joints and downpipes
- Debris building up in roof valleys
Useful tips for PO17 property owners
Small things make a difference. Our tips:
- Find records of any re-roofing or repairs
- Ask about a flat roof on an extension or garage too
- Move stored items away from the loft hatch
- Don’t climb onto the roof yourself
Your report arrives by email. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
PO17: your questions answered
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there is safe access. You get a photo-illustrated written report and recommendations.
Does a roof survey replace a structural engineer?
No. We report on the roof’s condition, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.
Do you work in PO17?
Yes. Our area covers London and South East England, PO17 included.
Can you look at a roof that is joined to next door?
Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.
How much is a survey?
Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
Is this a RICS survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
