Roof survey in PO14: how it works

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. Visits run on weekdays and at weekends, so it is easy to find a day that suits. We survey natural slate, the roof space and clay and concrete tiles, and people most frequently book us about loose ridge or hip tiles and slipped, cracked or missing slates and tiles.

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at most homes, though large, tall or awkward roofs take more time.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a report with photographs and recommendations.

Homes and roofs across PO14

Across PO14, we survey roofs for owners, landlords and agents, from Fareham, Stubbington and Locks Heath to the quieter places in between. Every report comes with photos and written recommendations.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. Roofs in PO14 are part of that picture. Along the coast in PO14, roofs facing the sea take the brunt of the weather, and that’s where ridges, verges and flashings normally show it first.

Stubbington: Shop and office owners around Fareham Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. The streets around a church such as Holy Rood Church are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Different roofs, different checks

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. That’s why we check them closely.

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move.

What a survey doesn’t cover

In fairness, there are limits to any roof survey:

  • Asbestos testing of any kind
  • An exact number of years the roof has left
  • A structural engineer’s report

Landlord and commercial surveys in PO14

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or email us.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Hold on to the report for future surveys
  • Watch for slipped slates after bad weather
  • Tell us about any leaks or stains you’ve seen
  • Mention any flat roofs as well as the main roof

Any roofer you ask to quote can work from the report. The photos show what we found and where, so their quotes cover the same ground.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

PO14 questions

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Does the weather affect the survey?

It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

What does a roof survey include?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Do you go up on the roof?

When the roof and the conditions make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, ring 07833 053749 or use the contact form.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance, for every survey we carry out.
