Roof surveys near Crofton

What we look for on each type of roof

Natural slate

Natural slate can last 100 years or more, but its nails often corrode first. We check for slipped, cracked and missing slates, and for clips that show past repairs.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Roof survey in Crofton

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. If you are worried about slates or tiles that have slipped or broken and ponding, splits or blisters on flat roofs, we can find out what’s behind it, on natural slate, clay and concrete tiles and flat roofs alike.

In a village or hamlet like Crofton, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

What a roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • An exact number of years the roof has left
  • A full building survey of the property

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Flat roofs
  • Clay and concrete tiles
  • The roof space
  • Lead flashings
  • Natural slate
  • Ridges, hips and valleys

Prices for roof surveys in Crofton

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether you choose the Basic, Standard or Premium Survey
  • Roof area
  • Whether it’s a home or a commercial building
  • Building height and the viewpoints available

Every price we give includes VAT, and the report is not charged as an extra. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Booking your survey

When you call or email, these details help:

  • What kind of property and roof it is
  • Photos of the roof, taken safely from ground level or a window
  • Dates you are working to, like exchange
  • The property’s address and postcode

When you are ready to go ahead, call 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date, weekday or weekend.

What we are asked to look at in Crofton

Flashings seal the joints where a roof meets a wall or chimney. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

Here are some of the things we see often:

  • Gutters that overflow in heavy rain
  • Loose ridge or hip tiles
  • Debris building up in roof valleys
  • Loose chimney pots

If you look after a shop, office or commercial unit, for example near Fareham Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Before booking anyone

  • Whether they hold professional indemnity and public liability insurance
  • Whether VAT is in the quoted price
  • What they won’t be able to tell you
  • Whether you can ask questions once you have the report

What a roof survey includes

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like Crofton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. Inside, we check the roof space where there is safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Find any records of previous roof work
  • Tell us about parking before the day

Booking a survey

Every survey is priced before it’s booked, so you know where you stand. Roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Advice

What a roof survey looks like in Crofton

Crofton lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Crofton School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near Peel Common Mission Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Crofton is about 1 mile east of Stubbington, in Hampshire. Surveys in Crofton work the same way as everywhere we cover: a careful inspection, photographs and a written report. Crofton is one of the places in Hampshire where we work.

Postcode districts we cover here for roof surveys: PO14 and PO13. If you need a roof survey at a property on Mark's Road, Gosport Road and Newgate Lane or a nearby road, we can help. We also cover the places around Crofton: Peel Common (1 mile east), Rowner (1 mile east), Bridgemary (1 mile east), Lee-on-the-Solent (1 mile south) and Fareham (2 miles north). We also work in nearby towns such as Havant (10 miles east), Eastleigh (12 miles north-west), Horndean (10 miles north-east), Totton (15 miles north-west), Chandler's Ford (14 miles north-west) and Hedge End (8 miles north-west).

Local landmarks in Crofton

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Have details of recent roof work to hand
  • Mention any flat roofs as well as the main roof
  • Move stored items away from the loft hatch
  • Hold on to the report for future surveys

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Questions from Crofton

I let a flat near Fareham station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Crofton listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

Can you look at a roof that is joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We can only inspect what we are given access to.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, like serious sagging, we will say so. We do not provide structural calculations.
