What a roof survey looks like in Kingsmead

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own a rental within reach of Botley station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Anyone responsible for a site like Swanmore College of Technology will know that large buildings have long gutter runs and big roofs that need checking like any other.

About our roof survey in Kingsmead

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’ve noticed ponding, splits or blisters on flat roofs and leaning or weathered chimney stacks, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What affects the price in Kingsmead

We confirm the price for your survey before you book. These are the things that affect it:

  • Building height and the viewpoints available
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets
  • Whether thermal imaging or a drone is needed

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before you book.

Booking your survey

Here’s what helps us most when you get in touch:

  • Any marks or damp showing indoors
  • Dates you’re working to, like exchange
  • Access details, such as a loft hatch or a shared roof
  • The kind of building and roof involved

If you have photos of the roof, send them over. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

What happens on the day

The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a hamlet or village like Kingsmead, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Advice

Different roofs, different checks

Chimney stacks

Water that gets into a stack can show as damp in the rooms below. We look for the likely route in.

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Tips that help

There is plenty you can do without going near the roof. What helps most:

  • Hold on to the report for future surveys
  • Gather any paperwork for past roof work
  • Stay off ladders and the roof
  • Check the roof from the ground after storms

Your report arrives by email. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.

Your questions about roof surveys in Kingsmead

How do I find out if my home in Kingsmead is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Can a landlord with a rental near Botley station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Is Kingsmead in your area?

Yes. We carry out roof surveys in Kingsmead, and the service is the same as everywhere else we work.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Honest limits

In fairness, there are limits to any roof survey:

  • A promise that the roof will not leak in future
  • What’s under the slates, tiles or felt
  • Confirmation of asbestos in soffits or cement sheets

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.
