What we look for on each type of roof
Cast iron gutters
Rust at joints and brackets is the usual weak point on cast iron. We note corrosion, cracks and leaking joints as far as we can see them.
Plastic (uPVC) gutters
Joints that have pulled apart are a common fault on plastic gutters. The report notes every one we spot.
How a gutter survey works in Brockbridge
We carry out gutter surveys in Brockbridge as part of our cover across London and the South East. On the day, we inspect what can be seen safely, from the ground, from windows and from the loft space. Time on site typically takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. Afterwards, you get a written report with photos and recommendations. Common reasons to book are rotten fascias or stained soffits and brackets that have dropped or snapped, across valley gutters, fascias and soffits and eaves gutters.
In a village or hamlet like Brockbridge, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works
We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. In a hamlet or village like Brockbridge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Before we arrive
- Have keys ready for side gates, garages or roof access doors
- Gather any invoices or paperwork from past roof work
- Make sure the loft hatch can be reached

DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Signs you need a gutter survey in Brockbridge
Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
Problems we come across frequently include:
- Hoppers and outlets full of debris
- Rotten fascias or stained soffits
- Downpipes that are split or coming away
- Valley or box gutters that overflow inside
Take an older house close to Church of St Mary and All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look.

Leave it or get it looked at?
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there’s more to it. Where a roof is exposed, as many are in small places like Brockbridge, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Brockbridge homes and their roofs
Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Meonstoke Church of England Infant School, large buildings have long gutter runs and big roofs that need checking like any other.
