Independent chimney surveys in Brockbridge

About our chimney survey in Brockbridge

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you’re worried about redundant stacks capped without ventilation and worn or missing pointing, we can find out what’s behind it, on brick chimney stacks, lead flashings and chimney pots and cowls alike.

In a small place like Brockbridge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What you can safely check yourself

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Common roof problems in Brockbridge

TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

It is worth booking a survey if you’ve seen:

  • Flaunching that has broken away
  • Pots or cowls that look unsafe
  • Eroded joints in the brickwork
  • Unused flues sealed without airflow

If you look after a building like Meonstoke Church of England Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • Whether VAT is in the quoted price
  • What happens after the report arrives
  • Will they check the loft as well as the outside?
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

What a chimney survey looks like in Brockbridge

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you live in an older home near Church of St Mary and All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What we look for on each type of roof

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. We record what we see with photographs.

What affects the cost of chimney surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • Whether you choose the Basic, Standard or Premium Survey

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What we need to know

We will normally ask about:

  • The type of building and roof, such as pitched or flat
  • Access details, such as a loft hatch or a shared roof
  • Any deadline, like an exchange date
  • What’s prompted the survey

FAQs for Brockbridge

Will you come out to Brockbridge?

Yes, Brockbridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Brockbridge listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

What does the report include?

A photo-illustrated written report, explaining the condition of the chimney stack, any defects and our recommendations, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Should a redundant chimney be removed?

A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical home, and longer for a large or complex roof. In a hamlet or village like Brockbridge, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.
