Chimney survey in Meonstoke
For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It complements a RICS home survey rather than replacing it. Common reasons to book are damp on a chimney breast inside and damaged chimney pots and cowls, across lead flashings, shared and party-wall stacks and flaunching.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photo where possible.

Chimney surveys in Meonstoke: local notes
Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Meonstoke has a long history of building, with Hinton Ampner House about 4.8 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
For an older house near a landmark such as Church of St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Signs you need a chimney survey in Meonstoke
Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.
Here are some of the things we see often:
- Worn or missing pointing
- Staining on walls around the chimney
- Unused flues sealed without airflow
- Spalled or crumbling bricks
If you look after a building such as Meonstoke Church of England Infant School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- How much experience they have with roofs like yours
- What follow-up you get after the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Which parts of the roof they’ll actually see
Common questions in Meonstoke
Is Meonstoke within the area you cover?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do you carry out roof surveys in Meonstoke?
Yes. We work right across London and the South East, and Meonstoke is part of that. You can phone 07833 053749 or drop us an email with the address and a few details.
What do you check on a chimney?
The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.
Will I get photos?
Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.
How do you inspect a chimney without scaffolding?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where applicable. If part of a stack can’t be seen, the report says so.
What causes damp on a chimney breast?
Usually it is water getting in from outside, or condensation in a sealed stack. We check the stack, the flashings and how unused flues are capped, and record what we find.
How much does a chimney survey cost in Meonstoke?
Chimney survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
Practical tips
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Look at the chimneys with binoculars after a storm
- Have brackets on the chimney checked
- Photograph damp patches with the date
- Find out whether changes to a stack need permission
If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on from the viewpoints we used.
Make sure fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
What this survey can’t tell you
Before you book, it’s worth knowing what a survey won’t do:
- Hidden damage within the stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- Whether a gas appliance or its flue is safe
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Chimney pots and cowls
- Flaunching
- Shared and party-wall stacks
- Lead flashings
- Brick chimney stacks
- Chimney breasts
Checking the roof from ground level
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
Rented homes, blocks and businesses
Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.
What happens on the day
Once we have finished looking, we write up our findings as a report with photos, sent to you by email. On timing, it normally takes about one to two hours at a house, as part of a look at the roof around the stack. Rural addresses near Meonstoke can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You let us know whether any stacks are shared, unused or leaning.
- The flashings and the roof around each chimney are inspected.
- We look at the flaunching and pots on every stack.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Before the survey
- Check we can get to the back of the property
- Gather any invoices or paperwork from past roof work
- If it is not your property yet, arrange access through the agent
