Flat roof survey in Meonstoke

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. If you’re worried about raised blisters across the surface and leaks around rooflights, we can find out what’s behind it, on single-ply membranes, mastic asphalt and GRP fibreglass alike.

Older buildings in small places like Meonstoke may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on any day of the week, which can make access easier.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Structural calculations, which need a structural engineer
  • Parts of the roof that are not safe to walk on or view
  • Testing older roof sheets for asbestos

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.

Roof types and parts we check

  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt
  • EPDM rubber

How the survey changes by roof type

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

Local flat roofs in Meonstoke

The wider area around Meonstoke has a long history of building, with Hinton Ampner House about 4.8 miles north. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

The streets around a church such as Church of St Andrew are often among the oldest in a place, and if your house is among the older ones nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Meonstoke questions

Do you carry out roof surveys in Meonstoke?

Yes. We survey roofs across London and the South East, and Meonstoke is part of that. You can phone 07833 053749 or drop us an email with the address and a few details.

Is my home in Meonstoke listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will this cover the whole house?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What happens next?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Should I worry about standing water on my flat roof?

Standing water a day or two after rain usually needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.

Do you give a life expectancy for the roof?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Signs you need a flat roof survey in Meonstoke

Buyers often book after their home survey suggests a closer look at a flat roof. Building owners and managing agents book to plan maintenance, or before a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

Look out for signs like these:

  • Gaps at upstands and abutments
  • Raised blisters across the surface
  • Standing water left after rain
  • Splits, cracks and crazing

Anyone responsible for a site like Meonstoke Church of England Infant School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Questions to ask before you book

  • Whether they hold professional indemnity and public liability insurance
  • Their report turnaround times
  • How long they’ve been surveying roofs
  • Is there a chance to talk the report through?

What to expect from a roof survey

What happens on the day

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof can’t be seen, the report says so. The survey normally takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Meonstoke can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare
