Flat roof surveys near Corhampton

Corhampton: your questions answered

Do you cover Corhampton?

Yes, Corhampton is one of the places we work. Every survey there gets the same written report with photos.

Will you come out to Corhampton?

Yes, Corhampton is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance.

Can you tell me how long my flat roof will last?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

Does a flat roof survey replace a RICS survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it isn’t a structural engineer’s report.

How a flat roof survey works in Corhampton

A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. Typical surveys look at blistering in felt or asphalt and damaged trims at the roof edge, on felt flat roofs, upstands and outlets and mastic asphalt.

Flat roofs on exposed homes in small places like Corhampton take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What we can’t see

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A promise that the roof will not leak in future
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • What’s under the membrane without opening it up

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before you book. The full list of what we check.

What we look at

  • GRP fibreglass
  • Single-ply membranes
  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber

Signs you need a flat roof survey in Corhampton

Water that doesn’t drain sits on the roof and speeds up wear. It normally comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.

Here are some of the things we see often:

  • Failed seals around rooflight kerbs
  • Outlets choked with leaves and silt
  • A sagging deck under the covering
  • Upstands pulling away from walls

If you look after a building such as Meonstoke Church of England Infant School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Questions to ask before you book

  • Is VAT included in the price?
  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • Their track record with similar roofs

What a good roof survey covers

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Local flat roofs in Corhampton

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Corhampton has a long history of building, with Hinton Ampner House about 4.4 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you live in an older home near Corhampton Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Different roofs, different checks

Rooflights and upstands

The joins around rooflights and at upstands are common leak points. We check the seals and the covering around each one.

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for most houses, and more on a big or complicated roof. In a small place like Corhampton, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Check the loft hatch can be reached

Advice

Why get it checked now?

A leak over an office, shop or unit can affect the people and stock underneath. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. In a place like Corhampton, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. The price is agreed before a date is set.
