Flat roof survey in Soberton

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. Our report records the covering, how it’s holding up and any defects we can see, with photos of each. That gives you facts to raise with the seller or agent. We’re often asked to look into pools of water lying on the roof and blocked or damaged outlets, across single-ply membranes, upstands and outlets and GRP fibreglass.

Somewhere as small as Soberton, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Check that new brackets or units haven’t damaged the covering
  • File the paperwork for the roof and any repairs
  • Ask contractors to protect the roof if they work on it
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. It is your choice who carries out the work and when.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

Why it is worth a survey now in Soberton

A small split in a flat roof is normally a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Outbuildings and barns around Soberton are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the exact price before you book.

When you need someone else

It helps to know what a survey won’t do before booking:

  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

What this survey covers

  • Felt flat roofs
  • EPDM rubber
  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • Single-ply membranes

Different roofs, different checks

EPDM rubber

An EPDM rubber roof is typically one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Felt and built-up roofs

A felt roof often lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

Flat roof surveys in Soberton: local notes

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take a building like Droxford Junior School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Peter: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Your questions about flat roof surveys in Soberton

Will you come out to Soberton?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you carry out roof surveys in Soberton?

We do. Every survey there gets the same written report with photographs.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access, while outside access can be discussed when you book.

What happens next?

You receive the written report by email, with photographs and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Can you survey at the weekend?

We carry out surveys on any day of the week. To find a day that suits you, call 07833 053749 or email us.

What we do, step by step

We check the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Soberton needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.
