What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Carrying out the fix
  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and doesn’t.

Roof leak investigation in The Hangers: what you get

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey valleys and parapet gutters, slate and tile slopes and lead flashings, and the problems we’re asked to look at most are damp underlay across a wide area and ceiling stains that grow after rain.

Somewhere as small as The Hangers, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, which matters if you are thinking of an insurance claim. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Useful tips for The Hangers property owners

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t climb onto the roof to look
  • Do not touch fittings that water is reaching
  • Record whether it leaks in every downpour or only some
  • Make sure the loft is accessible

We email the report to you, with photographs of what we found. It sets out where we believe the water is getting in, how it is travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.

When to book a survey in The Hangers

Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Look out for signs like these:

  • Staining where a gutter or parapet meets the wall
  • Damp patches next to the stack
  • Leaks below a flat extension roof
  • Damp underlay across a wide area

If you let a flat or house near Botley station, a clear finding on where water gets in helps you brief a roofer straight away.

Questions from The Hangers

Is The Hangers within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does a conservation area affect roof work in The Hangers?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

How much is a survey?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

What should I do before you arrive?

Check the loft can be reached. Gather any photos and notes about when it leaks, and let us know about past repairs. Keep catching drips and keep water away from electrics.

Can you find a leak when it is not raining?

In many cases, yes. Stains, tide marks, damp timbers and moisture readings usually point the way. Intermittent leaks can be harder, so photos and notes from when it leaks help a lot.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What we do, step by step

Once we’ve finished looking, we write up our findings as a report with photos, sent to you by email. As for time on site, it normally takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like The Hangers can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Roof leak investigations in The Hangers: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you look after a building such as Bishops Waltham Infant School, on a building that size, finding the source of a drip means looking well beyond the stain.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
