Roof surveys for homes and businesses in Soberton

Roofs vary a lot across London and the South East. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. We survey natural slate, ridges, hips and valleys and the roof space, and people most frequently book us about standing water on a flat roof and cracked mortar along the ridge.

In a village or hamlet like Soberton, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • What’s under the slates, tiles or felt
  • Whether the roof structure meets design loads
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we look at

  • Clay and concrete tiles
  • Natural slate
  • Flat roofs
  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks
  • Lead flashings

What affects the cost of roof surveys

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Helping us price your survey

Here’s what helps us most when you contact us:

  • Anything about access we should know
  • Any stains, drips or damp patches you’ve seen indoors
  • Your postcode, so we can check access and travel
  • The kind of building and roof involved

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

FAQs for Soberton

Will you come out to Soberton?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Soberton?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Do you test for asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about 1–2 hours for most houses, and about three to four hours for a commercial roof. For a village or hamlet like Soberton, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Clear the way to the loft hatch
  • Tell us about parking before the day

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Roof surveys in Soberton: local notes

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Common roof problems in Soberton

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside frequently starts at the top of the stack.

It’s worth booking a survey if you’ve seen:

  • Flashings that have come away from the wall
  • Torn or sagging underlay
  • Valley linings that have cracked or split
  • Slates or tiles that have slipped or broken

Anyone responsible for a site like Droxford Junior School will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • How long the report takes to arrive
  • Will the report include photos?
  • Which parts of the roof they’ll actually see
  • Whether VAT is in the quoted price
