How the survey changes by roof type

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip and brackets may drop under the weight of debris.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. It is inspected as far as safe access allows.

How a gutter survey works in North Baddesley

Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. We survey fascias and soffits, downpipes and parapet and box gutters, and people most often book us about joints that drip after rain and gutters overflowing in heavy rain.

Around North Baddesley, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

How the survey works

Every roof is different; as a rough guide, the survey takes an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. You are welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to North Baddesley is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before the survey

  • Point out any leaks or damp patches
  • If you are buying, check with the agent that we can get in
  • Clear the way to the loft hatch

Advice

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • The inside of buried drains
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What a survey covers and does not.

What this survey covers

  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Parapet and box gutters
  • Eaves gutters
  • Fascias and soffits

What you can safely check yourself

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Questions from North Baddesley

Does a conservation area affect roof work in North Baddesley?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is the coastal weather around North Baddesley hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Does the report include photos?

Yes. Photographs are part of every report.

Are hidden gutters like valleys and box gutters included?

Yes, where it is safe to see them. We look from vantage points, the loft space and the roof itself where safe, and by drone where it is applicable.

How long will you be on site?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Just call 07833 053749 or email us for a price.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Tips from our surveys

These tips come from what we see on roofs every week:

  • Watch the gutters during heavy rain
  • Have gutters cleared at least once a year
  • Leave gutter checks at height to someone equipped for it
  • Make sure downpipe clips are holding

If anything in the report is not clear, ask us. With the Standard Survey there’s a follow-up consultation, and the Premium Survey includes an in-person consultation.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before damage builds up.

Gutter surveys in North Baddesley: local notes

North Baddesley lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs. Landlords with a home close to Romsey station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like North Baddesley Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

Leave it or get it looked at?

A blocked valley or parapet gutter does not spill harmlessly. It can back up into the loft space and the rooms below, often in the heaviest rain. It’s worth having these gutters looked at before the wetter months. Around North Baddesley, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
