How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at a house, as part of a look at the roof around the stack. In a hamlet or village like Kimbridge, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We look at the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Let us know about parking before the day
  • Clear the way to the loft hatch

How a chimney survey works in Kimbridge

We inspect chimneys from wherever they can be seen safely: the ground, nearby windows and higher points, and the loft space where it’s safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. We survey chimney breasts, lead flashings and flaunching, and the problems we are asked to look at most are lifted or split lead flashings and disused chimneys trapping moisture.

Somewhere as small as Kimbridge, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Kimbridge questions

Can a landlord with a rental near Mottisfont & Dunbridge station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Is my home in Kimbridge listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

How long have you been surveying roofs?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when you book and we’ll explain what’s needed.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Rented homes, blocks and businesses

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Prices for chimney surveys in Kimbridge

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Extra roofs, like extensions, dormers or garages
  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • The package you choose: Basic, Standard or Premium

Prices quoted always include VAT, and the report isn’t charged as an extra. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

We’ll normally ask about:

  • Pictures from the garden or a window, if you have them
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know
  • Where the property is, with the postcode

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or send us an email with the details.

Signs you need a chimney survey in Kimbridge

TV aerials, satellite dishes and their brackets are often fixed to chimneys. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

People usually book a survey after spotting something like this:

  • Frost-damaged brickwork on the stack
  • A stack that appears to lean
  • Pots or cowls that look unsafe
  • Damp patches on chimney breasts

If you own a rental within reach of Mottisfont & Dunbridge station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Before you book anyone

  • What the report includes, and whether it has photos
  • Which viewpoints they use to see the roof
  • Whether VAT is in the quoted price
  • How soon the report will arrive

What’s in a roof survey

Chimney surveys in Kimbridge: local notes

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Historic houses such as Mottisfont Abbey, about 0.9 miles north, show how far back building in the area around Kimbridge goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

For site and facilities teams at buildings such as Awbridge Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For an older house near a landmark such as Church of St Andrew, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What you can safely check yourself

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

What a chimney survey doesn’t cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Gas safety checks, which need a Gas Safe registered engineer
  • What’s inside the brickwork or behind render, without opening up
  • The inside of the flue, which needs a sweep or flue specialist

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. The full list of what we check.
