Surveys for landlords and agents in Timsbury

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

How a chimney survey works in Timsbury

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We’ll tell you if we see anything that suggests they should take a look. If you are worried about loose, cracked or missing pots and damp patches on chimney breasts, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Timsbury, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

  • Which survey package you book

What we need to know

You do not need to know any roofing terms. Just let us know:

  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • What kind of property and roof it is
  • The address and postcode of the property

For a price for chimney surveys in Timsbury, call 07833 053749 or send us an email. A few details about the property and the roof help us price the survey accurately.

What we do, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes roughly 1–2 hours at most homes, and longer for a large or complex roof. Around Timsbury, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

Questions from Timsbury

Is my home in Timsbury listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near Mottisfont & Dunbridge station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just ring 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside, and we will say if anything suggests the flue needs checking.

Can you find out why my chimney breast is damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

What do you check on a chimney?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. We also note leaning, redundant stacks and damp inside.

Is Timsbury in your area?

Yes. We survey roofs in Timsbury and the rest of Hampshire, as part of our work across London and the South East. To book, ring 07833 053749 or send us an email.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Timsbury homes and their roofs

With Mottisfont Abbey about 1.6 miles north-west, Timsbury sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

Take an older house close to Church of St Andrew: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Stanbridge Earls School: large buildings have long gutter runs and big roofs that need checking like any other.

Timsbury is about 3 miles north-west of Romsey, in Hampshire. Timsbury is part of the area we cover and the surrounding area across London and South East England. Timsbury is one of the places in Hampshire where we work. We also survey roofs in Southampton.

Useful tips for Timsbury property owners

Here are a few things we’d tell any owner, before and after a survey:

  • File photos of the stacks with your home records
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks
  • Leave close inspection to people with safe access

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.

Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Do you need a chimney survey in Timsbury?

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

Typical things we’re asked to look at include:

  • Gaps where the stack meets the roof
  • Cracked or missing flaunching
  • Unused flues sealed without airflow
  • Staining on walls around the chimney

If you let a flat or house near Mottisfont & Dunbridge station, a dated record of the roof is useful when planning maintenance across a let.
