Roof leak investigations in Awbridge

About our roof leak investigation in Awbridge

We investigate roof leaks in Awbridge and across London and South East England. We visit on any day of the week. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then phone 07833 053749 or send us an email. We survey chimney stacks, rooflights and dormers and the roof space, and people most often book us about damp on a chimney breast and leaks at a dormer or roof window.

In a village or hamlet like Awbridge, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Awbridge: your questions answered

Is my home in Awbridge listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Awbridge?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or drop us an email and tell us the address and what you want to find out. We’ll confirm the price and find a day that suits.

Do you take photos of the roof?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. It works best after a sunny day, with a dry roof surface and little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, and the repair is separate. With the report, a roofer knows exactly where to look.

Is this an asbestos survey?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Honest limits

We only report what can safely be seen on the day, so there are some things a survey cannot cover:

  • The repair itself (the investigation finds and reports the cause)
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Whether rotten timbers meet design loads

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

What we look at

  • Slate and tile slopes
  • Valleys and parapet gutters
  • The roof space
  • Chimney stacks
  • Flat roof details
  • Lead flashings
  • Rooflights and dormers

What you can safely check yourself

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about one to two hours for most houses, and more on a big or complicated roof. Older roofs in small places like Awbridge can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

Preparing for the visit

  • If you are buying, check with the agent that we can get in
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

How to book

Every survey is priced before it is booked, so you know where you stand. Prices start from £150, including VAT. To book, call 07833 053749 or send us an email.

Advice

Tips that help

You don’t need to be a roofer to help. What helps most:

  • Catch drips in a bucket and protect the floor
  • Clear the loft hatch so we can get in
  • Have an electrician check any wet fittings
  • Write down the wind direction and rain when it leaks

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

Why get it checked now?

Water damage grows the longer it’s left. Damp spreads into rafters, ceilings and insulation. Finding the source early keeps the damage down. For an older or listed building in a place like Awbridge, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

Do you need a roof leak investigation in Awbridge?

Flat roofs fail with age and wear. A felt roof often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Leaks often start at the edges, upstands and outlets.

Most people get in touch when they’ve noticed something like this:

  • Condensation that looks like a leak
  • Leaks below a flat extension roof
  • Stains around a skylight
  • Water that shows only in certain storms

For landlords with property near Mottisfont & Dunbridge station, a clear finding on where water gets in helps you brief a roofer right away.

Before you book any roof surveyor

  • What exactly goes into their report
  • Which parts of the roof they’ll actually see
  • Are they insured for the work?
  • Whether the roof space is looked at, where there is one

Roof leak investigations in Awbridge: local notes

The wider area around Awbridge has a long history of building, with Mottisfont Abbey about 2 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts.

If you look after a building like Awbridge Primary School, tracing a leak on a big roof starts with where the water appears and works back. If your house is among the older ones in the streets near Church of All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself.
