Pre-purchase roof surveys near Michelmersh

Pre-purchase roof survey in Michelmersh: what you get

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. We survey on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey chimney stacks, the roof space and lead flashings and valleys, and people most often book us about loose pots and cracked flaunching and blistered or split felt on a flat roof.

Somewhere as small as Michelmersh, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Why it’s worth a survey now in Michelmersh

A mortgage valuation isn’t a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You’ll know the price for your survey before you book.

What you get with us

  • Professional indemnity and public liability insurance
  • Independent findings on the roof’s condition
  • More than 20 years surveying roofs
  • We hold a CAA Flyer ID and Operator ID

How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Michelmersh often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Useful tips for Michelmersh property owners

There’s plenty you can do without going near the roof. What helps most:

  • Ask for any paperwork for recent roof work
  • Check we will be able to get into the roof space
  • Book once your offer is accepted
  • Look for fresh paint on upstairs ceilings at viewings

It’s worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

Your questions about pre-purchase roof surveys in Michelmersh

Is my home in Michelmersh listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Michelmersh?

Yes, Michelmersh is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

When is the best time to have the roof checked when buying?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.

Is a roof survey worth having alongside a home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Can I use the report to negotiate on price?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

What if it rains on the day?

Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

Pre-purchase roof surveys in Michelmersh: local notes

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Historic houses such as Mottisfont Abbey, about 1.2 miles north-west, show how far back building in the area around Michelmersh goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you own a rental within reach of Mottisfont & Dunbridge station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we will plan the visit with that in mind.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Do you need a pre-purchase roof survey in Michelmersh?

Asbestos was banned in UK construction in 1999. Cement roof sheets, soffits and flue pipes are typical places to find it. We don’t carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Most people get in touch after spotting something like this:

  • Quick fixes on flashings and valleys
  • Damp timbers or stains in the loft
  • Blocked or leaking gutters
  • Slipped or missing slates and tiles

For an older house near a landmark like Church of St Mary, the roof may have had decades of patch repairs, and the survey shows where they are.

What’s in a roof survey

How we price pre-purchase roof surveys

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • How tall the building is and how easy the roof is to see
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • The package you choose: Basic, Standard or Premium

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Getting in touch

We’ll usually ask about:

  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Any deadline, such as an exchange date
  • Access details, like a loft hatch or a shared roof
