Electronic leak detection in Highbridge

Electronic leak detection in Highbridge: what you get

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there is a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. You get a report with photographs of each breach found. We survey single-ply roofs, green roofs and liquid-applied waterproofing, and people most frequently book us about damp inside with no sign on the roof and gaps at membrane joints.

Older buildings in small places like Highbridge may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

If any part of the flat roof membrane couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take longer on a large roof than a small one, with the construction of the roof playing a part too. Rural addresses near Highbridge can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. The breaches are recorded with photographs in a report for your roofer.

How to prepare

  • Mention any parking restrictions on your street
  • For flats, make sure roof access has been agreed
  • Point out any leaks or damp patches

Why it’s worth a survey now in Highbridge

Repairs in the wrong place leave the leak in place. Testing shows where the membrane is actually breached. In a small place like Highbridge, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

To find out what your survey will cost, call 07833 053749 or drop us an email with the address and some details. The price is agreed before a date is set.

Should I look at the roof myself first?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Highbridge: your questions answered

Does a conservation area affect roof work in Highbridge?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Highbridge?

Yes, Highbridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How is ELD priced?

We quote for each roof individually. Send us details of the roof, and ring 07833 053749 or email us for a quote.

I live in a flat. Can you survey the roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

Are you structural engineers?

No. We’re experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Can you find leaks on a covered flat roof?

In some cases. The layers on top and the build-up below decide it, and some may need lifting. We talk this through first.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Local flat roofs in Highbridge

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as South Stoneham House, about 4.2 miles south-west, show how far back building in the area around Highbridge goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark like St Mary's Church, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Colden Common Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Eastleigh station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

What this survey can’t tell you

To be straight with you, a roof survey has limits:

  • Some conductive membranes
  • Fixing the holes we find
  • How wet the insulation is

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey before you book. The full list of what we check.

What this survey covers

  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Roof terraces and balconies
  • Green roofs
  • Flat roof membranes
  • Single-ply roofs

How the survey changes by roof type

Liquid-applied waterproofing

Pinholes in a coating can let water through. ELD can help locate them on suitable roofs.

Inverted and paved roofs

Paving and terraces cover the membrane. Suitability depends on the layers.
