How a gutter survey works in Highbridge
Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We check them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Many leaks indoors start at a hidden gutter. If you’ve noticed dripping or leaking gutter joints and sagging gutters and loose brackets, a survey will tell you what’s going on.
Some older homes in villages like Highbridge are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report doesn’t just list problems. It explains what we found, why it matters and what we recommend.

Useful tips for Highbridge property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Have overhanging branches cut back
- Ask for valleys and parapet gutters to be cleared too
- Get the gutters cleaned out every year
- Check from the ground or a window, not a ladder
How quickly the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. We email it to you once it’s done.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Fewer leaves in the gutters means fewer blockages.
Gutter surveys in Highbridge: local notes
About 4.2 miles south-west lies South Stoneham House, a reminder of how long the area around Highbridge has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
For site and facilities teams at buildings such as Colden Common Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to St Mary's Church: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

When to book a survey in Highbridge
Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
A survey can pick up problems like:
- Hoppers and outlets full of debris
- Soffits marked by water
- Water backing up from a hidden gutter
- Downpipes that are split or coming away
If you own a rental within reach of Eastleigh station, the gap between tenancies is a good time to have the roof looked at.

Highbridge: your questions answered
Is my home in Highbridge listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Will you come out to Highbridge?
Yes, Highbridge is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Will you look at parapet and box gutters as well?
Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we will note that in the report.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
How long have you been surveying roofs?
Over 20 years and more than 5,000 surveys.
Does someone need to be in?
Not always. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
Why it is worth a survey now in Highbridge
Climbing a ladder to look in the gutters yourself is risky. From the ground you can spot drips and overflows but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Outbuildings and barns around Highbridge are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Every price we give includes VAT, and the report is not charged as an extra. Gutter survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

The survey, step by step
We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Older rural homes like those around Highbridge can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Getting ready for the survey
- For flats, make sure roof access has been agreed
- Mention any parking restrictions on your street
- Leave side gates unlocked
