Electronic leak detection in Colden Common
ELD can be carried out in more than one way. Low-voltage testing is normally done with the surface wet and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof, and we will explain our choice. We’ll say if your roof does not suit either method before any testing starts. Typical surveys look at punctures from foot traffic or tools and breaches around outlets and penetrations, on single-ply roofs, roof terraces and balconies and commercial flat roofs.
Flat roofs in smaller places like Colden Common can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away. A flat roof that still holds water days after rain is also worth a closer look.
The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What happens on the day
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes a length of time set by the membrane area and the build-up, which we set out in the quote. A visit to a smaller place like Colden Common is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- You let us know about the roof and where water is showing.
- The roof is assessed for suitability first.
- We choose a low-voltage or high-voltage method to match the roof.
- The membrane is tested and breaches are found.
- You get a report with photos of each breach.
Preparing for the visit
- If you’re buying, let the agent know when we’re coming
- Keep pets in another room
- Note where any stains or damp appear

Related advice
What we look for on each type of roof
Bituminous membranes
Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.
Liquid-applied waterproofing
Pinholes in a coating can let water through. Where the roof suits it, testing can find them.
Your questions about electronic leak detection in Colden Common
Is my home in Colden Common listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Colden Common in the area you cover?
Yes. Our area covers London and South East England, and Colden Common is part of that. You can phone 07833 053749 or use the contact form with the address and a few details, and we will talk through which survey suits.
Do you test for asbestos?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
What happens after the survey?
The report comes by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Will you walk on the roof?
Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
How is ELD priced?
We quote for each roof individually. Let us know about the roof and where it leaks. Just call 07833 053749 or email us for a quote.
Before and after the survey
A survey works best with a little help from you, before and after. Tips:
- Ask contractors to protect the membrane
- Keep foot traffic on flat roofs to a minimum
- Tell us about the membrane and build-up if you know it
- Consider ELD before paving or planting goes on
Questions about the results are welcome. We will explain what was found and what it means.
Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where it applies.
Electronic leak detection in Colden Common: local notes
With South Stoneham House about 4.8 miles south-west, Colden Common sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
For site and facilities teams at buildings like Colden Common Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Shawford station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

When to book a survey in Colden Common
Repeated leaks after repairs suggest the real breach hasn’t been found. Electronic testing helps pinpoint it.
Look out for signs like these:
- Waterproofing to test before it is covered
- Damage from equipment installers
- Leaks under green or ballasted roofs
- Failed seams and laps
If you live in an older home near Church of the Holy Trinity, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
Choosing a roof surveyor
- Their drone registration, if they fly one
- What’s outside the scope of the survey
- Whether you get a written report with photos
- When you will get the report

Without opening up the roof, some things stay hidden, so a survey has limits:
- Repairing the breaches (that’s for your roofer)
- Build-ups without a suitable layer below
- Areas we cannot reach or that can’t be tested
