Roof leak investigations for homes and businesses in St Cross
Our job is to find the likely source and tell you. The report shows, with photos, where we believe the water gets in and how it travels, plus recommendations on what needs attention. It gives any roofer a clear brief. We find and report the source, and the repair itself is a separate job. If you’re worried about water that shows only in certain storms and brown rings on upstairs ceilings, a survey will tell you what’s going on, whatever the roof.
Around St Cross, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.
The report records the leaking roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day
We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit typically takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Homes around St Cross frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is checked where it can be reached safely.
- You let us know where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from ground level, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Preparing for the visit
- Show us where any leaks or stains appear
- Make sure pets are kept safely away
- Have any questions written down, so nothing gets missed

Wind, rain and roofs in St Cross
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering and its details give the first clues when tracing where water is coming from.
Take a building like St Faith's Church of England Primary School: a leak through a large roof is often found some distance from where the water shows inside. Hotels and guest houses near St Cross can’t easily close rooms for a leak.
St Cross is about 1 mile south of Winchester, in Hampshire. In St Cross, as across Hampshire, every roof gets the same careful survey. St Cross is one of the places in Hampshire where we work. You can also see our page for Southampton.

Different roofs, different checks
Valleys
Valleys collect water from two roof slopes. Split lead, cracked linings or slipped tiles let water in.
Chimney stacks
We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.
Why act early in St Cross
Wet insulation doesn’t insulate well. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Tradespeople may need to travel further to a smaller place like St Cross, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

St Cross: your questions answered
Do you cover smaller places like St Cross?
Yes, St Cross is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Is my home in St Cross listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.
Do you use thermal imaging to find leaks?
It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
What does a roof survey cost?
Roof leak investigation starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
What happens next?
You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Honest limits
A survey is a proper look at the leaking roof, but it can’t do everything. The main limits are:
- A promise to find every leak on a single visit
- What’s under the covering or behind the plaster
- Leaks from plumbing, tanks or pipework rather than the roof
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before you book. What a survey covers and doesn’t.

Signs you need a roof leak investigation in St Cross
Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.
Things that frequently lead to a survey include:
- Wet patches on loft insulation
- Staining where a gutter or parapet meets the wall
- Damp ceilings under a flat roof
- Water marks that spread in wet weather
The streets around a church such as St. Cross Church are often among the oldest in a place, and if your home is one of the older ones nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.
Before you book any roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the report includes, and whether it has photos
- Whether the loft is part of the inspection
- What insurance they carry
Should I look at the roof myself first?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
