Roof survey in Stanmore

Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages often have flat roofs in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof, so they deserve a close look. Felt frequently lasts around 15 to 20 years, while EPDM rubber can last 30 to 50. We survey ridges, hips and valleys, the roof space and lead flashings, and common reasons people get in touch are lifted, split or missing lead flashings and gaps in the roof where coverings have gone.

Around Stanmore, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Why it is worth a survey now in Stanmore

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. In a smaller place like Stanmore, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. With a bit of garden around a house, as there often is around Stanmore, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it is safe.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. We email a written report with photographs and recommendations.

How the survey changes by roof type

Flat roof coverings

Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks often start there.

Natural slate

From the loft, we look at the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none.

Surveys for landlords and agents in Stanmore

Landlords, agents and building managers in Stanmore and across Hampshire can book any of our surveys. To discuss a property or a block, call 07833 053749 or email us.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

How we price roof surveys

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • The size of the roof
  • Height and safe access

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Helping us price your survey

You do not need to know any roofing terms. Just let us know:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, like an exchange date
  • The kind of building and roof involved
  • What’s prompted the survey

If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or use the contact form when you are ready.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Stanmore questions

I let a flat near Winchester station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details, and we will talk through which survey suits.

Will you come out to Stanmore?

Yes. Stanmore is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Do you inspect the roof from on top?

Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.

What a roof survey looks like in Stanmore

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Winchester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a building such as Stanmore Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For an older house near a landmark such as Saint Luke, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
