Chimney survey in Kimpton: what you get
Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We survey brick chimney stacks, flaunching and lead flashings, and the problems we are asked to look at most are worn or missing pointing and staining on walls around the chimney.
Somewhere as small as Kimpton, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Kimpton questions
Will you come out to Kimpton?
Yes, Kimpton is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Kimpton listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
What do you check on a chimney?
Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.
Is a chimney survey the same as a flue inspection?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
Do you need to go on the roof to check the chimney?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.
Is a leaning chimney dangerous?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.
What’s the best way to book?
The quickest way is to ring 07833 053749 or send us an email. Give us the address and a few details about the roof. We survey on weekdays, Saturdays and Sundays.

Lead flashings
Mortar fillets are sometimes used where lead would typically be. They tend to crack, so we look at them closely.
Chimney breasts and the loft
Where a breast has been taken out, we look at what supports the stack. A structural engineer should confirm whether it is adequate.
What we’re asked to look at in Kimpton
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.
Here are some of the things we see frequently:
- Mortar washing out of the joints
- Staining on walls around the chimney
- Bricks with flaking faces
- Signs that a stack is leaning
If you live in an older home near Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.
Before you book anyone
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Whether the loft is part of the inspection
- How long the report takes to arrive
- Whether VAT is in the quoted price
Chimney surveys around Kimpton
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
For landlords with property near Grateley station, a roof report helps you deal with small faults before they turn into a call from a tenant.

The survey, step by step
It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about one to two hours at a house, as part of a look at the roof around the stack. Somewhere like Kimpton needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- We send a written report with photos, the defects found and what we recommend.
How to prepare
- If you are buying, check with the agent that we can get in
- Make a note of anything you’d like us to look at
