Landlord roof survey in Egypt, Hampshire
Roof condition reports for landlords, agents and blocks of flats in Egypt, carried out by an experienced roof surveyor. Every survey comes with a written report and photos.
- Cracked or leaning shared chimneys
- Mortar falling from ridges and verges
- Cracked or lifting flashings
How it works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It usually takes an hour or two for a house, and longer for a block or a building with several roofs. Rural addresses near Egypt can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- We start by agreeing the scope, roof by roof.
- Access to flats and the roof space is arranged with you ahead of time.
- Each roof is checked as far as it can safely be seen, including from inside where possible.
- We photograph each defect and note how urgent it looks.
- You get a written condition report to help plan maintenance.

Advice
Landlord roof surveys for homes and businesses in Egypt
Some landlords book a survey when they buy a property to let, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out on weekdays and at weekends, which can make access easier to arrange. We survey rented houses, blocks of flats and shared roofs, and common reasons people get in touch are ceiling stains reported by tenants and blocked gutters over flats.
Older buildings in small places like Egypt may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Landlord roof surveys in Egypt: local notes
There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If you let a flat or house near Micheldever station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Do you need a landlord roof survey in Egypt?
Shared roofs can fall between owners. Each party may assume someone else is dealing with it and work gets delayed. A condition report gives everyone the same starting point.
It is worth booking a survey if you’ve seen:
- Gaps where tiles or slates have slipped
- Gutters overflowing onto walls
- Damaged pots and flaunching
- Worn ridges, hips and verges
If you live in an older home near Ebenezer Methodist Chapel, its chimney, valleys and lead work are likely to be the parts that need attention first.

FAQs for Egypt
Does a conservation area affect roof work in Egypt?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Egypt within the area you cover?
Yes, Egypt is covered. We survey roofs across London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when booking.
How much is a landlord roof survey?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Larger buildings are priced to suit. Just ring 07833 053749 or send us an email for a price.
Can your report tell us who pays for the roof work?
No. The lease typically decides who is responsible and we don’t give legal advice. Our report gives an independent record of the roof’s condition to help those discussions.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We inspect only the parts we are allowed to reach.
For landlords and managing agents
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.
We survey roofs for landlords and agents as well as homeowners. A written report with photos gives you a clear record of the let or shared roof, which helps you plan work between tenancies.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What a survey costs
What a survey costs depends on the time and equipment it needs. The main factors are:
- The use of thermal imaging or a drone
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
- How complicated the roof is, with its valleys, chimneys and parapets
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
What we need to know
The more you tell us, the easier it is to price the survey. When you contact us, tell us:
- Pictures from the garden or a window, if you have them
- What kind of property and roof it is
- The reason for the survey, such as buying, a leak or storm damage
- Access details, like a loft hatch or a shared roof
Most bookings start with a short call: call 07833 053749 or send us an email. You’ll have a price before anything is arranged.

Tips that help
Getting the most from a landlord roof survey starts before we arrive and carries on afterwards. Some tips:
- File each roof report for future reference
- Give residents notice before a survey
- Keep roof surveys on a rolling plan
- Give tenants a simple way to report leaks
If you need to share the findings with leaseholders or a board, the photos help. The report is written in plain language.
Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem normally is.
