How a landlord roof survey works in South Wonston

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photos and recommendations. If you are worried about chimney stacks in poor repair and blocked gutters over flats, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like South Wonston are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Where we can’t see part of the let or shared roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

What a landlord roof survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Legal advice on leases or service charges
  • A full building survey of every part of the property
  • Confirming asbestos in older roof materials

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey before you book. What our survey covers.

Roof types and parts we check

  • Converted houses
  • Rented houses
  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What happens if roof problems are left?

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing which helps with rolling maintenance. In a small place like South Wonston, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

What a landlord roof survey looks like in South Wonston

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

The streets around a church like St Margaret's are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like South Wonston Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Winchester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Act on high-priority defects quickly
  • Ask your managing agent about lease terms
  • Arrange flat access ahead of time
  • Do not store items over the loft hatch

Questions about who pays under the lease are for your managing agent or a solicitor. What we provide is an independent record of condition that everyone can refer to.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. It usually takes about one to two hours for most houses; commercial roofs usually need 3–4 hours. Somewhere as small as South Wonston, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Preparing for the visit

  • Find any records of previous roof work
  • If the roof is shared, arrange access with whoever manages the building
  • Note where any stains or damp appear

Common questions in South Wonston

Will you come out to South Wonston?

Yes. South Wonston is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can a landlord with a rental near Winchester station book a roof survey?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long is the visit?

It normally takes between one and two hours for a house, and longer for a block or a building with several roofs. The written report follows by email, on the timescale of your package.

Is the report suitable for a maintenance plan?

Yes. Recommendations are prioritised by urgency where relevant so you can plan spending. It doesn’t include repair cost estimates but it gives contractors a clear brief.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

What if it rains on the day?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
