Landlord roof surveys in Stoke Charity

Roof by roof

Roof spaces and lofts

On blocks, the roof space may be reached through a flat or a communal hatch and you will need to arrange it.

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. The report records it.

Landlord roof survey in Stoke Charity

With a shared roof, it is not always clear what’s wrong or where. We look at the roof from each safe vantage point, including from the loft space and the flats where access is arranged. The report records the condition of each part giving all parties the same information. We can only inspect the parts of a shared roof we’re allowed to reach. If you’re worried about cracked or lifting flashings and cracked or leaning shared chimneys, a survey will tell you what’s going on.

Some older homes in villages like Stoke Charity are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in.

Your questions about landlord roof surveys in Stoke Charity

Will you come out to Stoke Charity?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Is my home in Stoke Charity listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

How much is a landlord roof survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Larger buildings are priced to suit, so phone 07833 053749 or drop us an email for a price.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.

How do I arrange a landlord roof survey in Stoke Charity?

The quickest way is to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we’ll point you to the right survey. We survey on weekdays, Saturdays and Sundays.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Somewhere as small as Stoke Charity, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. Each roof is checked as far as it can be seen safely, including from inside where possible.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Preparing for the visit

  • Have any paperwork from past roof work to hand

Advice

What this survey cannot tell you

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Who pays under the lease (that’s a legal question)
  • Areas behind locked flats or blocked hatches
  • Walls, floors and services beyond the roof

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before booking. What a survey covers and does not.

Roofs, chimneys and gutters in Stoke Charity

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as Church of St Michael are frequently among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Micheldever station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
