How electronic leak detection works in South Wonston

There are different ELD methods. Low-voltage methods normally need a wet roof surface and high-voltage methods need the membrane dry and exposed. Which one suits depends on the membrane and the layers of the roof and we explain which we will use. We’ll say if your roof does not suit either method before any testing starts. We survey flat roof membranes, roof terraces and balconies and green roofs, and the problems we are asked to look at most are new roofs to check before paving or planting and holes left by work on the roof.

In a small place like South Wonston, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

How the survey changes by roof type

Bituminous membranes

Many flat roofs use bitumen-based membranes. Whether ELD suits them depends on the build-up.

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but punctures and seam failures still happen.

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What electronic leak detection doesn’t cover

It’s a careful look at the flat roof membrane, not the whole story. Its limits include:

  • Build-ups without a suitable layer below
  • Repairing the breaches (that is for your roofer)
  • Leaks from walls, copings or rooflights

Flat roofs in South Wonston

Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

Take a building like South Wonston Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to St Margaret's: the flat roofs on later extensions tend to wear out long before the main roof.

Signs you need electronic leak detection in South Wonston

Water travels under flat roof membranes. The stain inside can be far from the hole which makes it hard to find by looking.

We are frequently asked to look at:

  • Patched roofs that still leak
  • New roofs to check before paving or planting
  • Damage from equipment installers
  • Gaps at membrane joints

Landlords with a home close to Winchester station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What to check before booking

  • Whether the loft is part of the inspection
  • Whether any drone flown is registered with the CAA
  • How much experience they have with roofs like yours
  • What happens after the report arrives

What a roof survey includes

What we do, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes a time that depends on the roof’s area and construction, and we’ll give you a guide when quoting. Around South Wonston, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

Before the survey

  • Check the loft hatch can be reached
  • Have any paperwork from past roof work to hand
  • Keep pets in another room

Why act early in South Wonston

Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. In a small place like South Wonston, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. We quote electronic leak detection for each roof, as the method and time depend on the roof.

Your questions about electronic leak detection in South Wonston

Do you cover South Wonston?

We do. The survey and report are the same in South Wonston as anywhere else.

How do I find out if my home in South Wonston is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is my roof suitable for ELD?

ELD does not suit every roof. Certain membranes are conductive and some roofs lack the layer the test needs. We will tell you if yours isn’t suitable at the start.

What happens after the survey?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Will you check the loft?

Normally, if there is one and it can be reached safely. The roof space can show things the outside can’t, like damp timbers, staining or daylight.

How do you choose the testing method?

The method is chosen to suit the roof. Low-voltage methods are usually carried out on a wet roof and high-voltage methods need the membrane dry and exposed.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when booking.
