Landlord roof surveys in Springvale: local notes

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you own one of the older houses in the streets near St Mary's Church Hall, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Winchester station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Kings Worthy Primary School: large buildings have long gutter runs and big roofs that need checking like any other.

Springvale is about 3 miles north of Winchester, in Hampshire. In Springvale, as across Hampshire, every roof gets the same careful survey. We cover towns and villages across Hampshire, large and small. You can also see our page for Southampton.

Landlord roof survey in Springvale

The lease typically decides who is responsible for the roof and who pays. We do not give legal advice on leases, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. The report sets out what we saw, with photos and recommendations. If you’re worried about cracked or leaning shared chimneys and slipped or missing slates and tiles, we can find out what’s behind it, on blocks of flats, shared roofs and converted houses alike.

Houses in smaller places like Springvale can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, like when you want to compare after future work.

Useful tips for Springvale property owners

Most of what helps is simple and safe from ground level. Our suggestions:

  • Check the loft space can be accessed
  • Arrange flat access ahead of time
  • Keep roof surveys on a rolling plan
  • Keep past survey reports with the building’s records

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem usually is.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Questions from Springvale

Can a landlord with a rental near Winchester station book a roof survey?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we’ll talk through which survey suits.

How do I find out if my home in Springvale is listed?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does the report help with maintenance planning?

Yes, many agents and freeholders use it that way. A repeat survey later shows how the roof has changed to keep your plan up to date.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Is Springvale in your area?

Yes. We survey roofs in Springvale and the rest of Hampshire. To book, call 07833 053749 or drop us an email.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

What a landlord roof survey doesn’t cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas behind locked flats or blocked hatches
  • Who pays under the lease (that’s a legal question)
  • A full building survey of every part of the property

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Shared roofs
  • Rented houses
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes

How it works

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Being in a smaller place like Springvale doesn’t change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It’s useful to show us anything you’ve already noticed.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Getting ready for the survey

  • If you’re buying, let the agent know when we are coming
  • Let us know about parking near the property
  • Have keys ready for side gates, garages or roof access doors

What happens if roof problems are left?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later helping you spread the work. Homes in smaller places like Springvale can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.
