Roofs, chimneys and gutters in Springvale
Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
For an older house near a landmark like St Mary's Church Hall, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Kings Worthy Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Winchester station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

How a gutter survey works in Springvale
Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. You get a written report with photos. We survey valley gutters, fascias and soffits and downpipes, and the problems we’re asked to look at most are water spilling over the gutter edge and gutters packed with leaves or moss.
Trees around homes in smaller places like Springvale drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

The survey, step by step
The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to Springvale is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We ask about overflows, damp or leaks you’ve noticed.
- Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- The roof space is checked for water marks if it’s safe to get into.
- The findings are written up with photos and recommendations.
How to prepare

Advice
How we price gutter surveys
When we price a survey, we consider:
- Building height and the viewpoints available
- How many separate roofs there are, like extensions, dormers and garages
- How big the roof is
- Basic, Standard or Premium
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
What we need to know
Here’s what helps us most when you get in touch:
- Why you want a survey: buying, a leak, a storm or new work
- What kind of property and roof it is
- Dates you are working to, like exchange
- Anything about access we should know
We confirm the exact price before booking, so you know where you stand. Prices start from £150, including VAT. To book, ring 07833 053749 or drop us an email.
When you need someone else
A survey is a close look at the gutter, but it can’t do everything. The main limits are:
- Damage hidden inside walls or behind boards
- What’s hidden inside a downpipe
- Underground drains, which need a CCTV drain survey
If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. The full list of what we check.

Checking the roof from the ground
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Common questions in Springvale
Do you survey roofs for landlords with property near Winchester station?
Yes, letting agents and landlords book with us as well as owners. You can call 07833 053749 or use the contact form with the address and some details.
Do you cover smaller places like Springvale?
Yes, Springvale is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Will you check the drains below ground?
No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
How long have you been surveying roofs?
We have completed more than 5,000 surveys, over more than 20 years.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when you book.
What insurance do you have?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
What’s in the report?
It sets out what we found, why it matters and what we recommend, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
Different roofs, different checks
Lead-lined valley and parapet gutters
Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
Fascias and soffits
On buildings from before 2000, soffits may be asbestos cement. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.
Leave it or get it looked at?
Our report is a dated record of what we found, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. In a smaller place like Springvale, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We will tell you which package suits the questions you have.
