Gutter survey in South Wonston

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey valley gutters, outlets and hoppers and downpipes, and people most often book us about overflowing eaves gutters and gutters full of debris and silt.

In a village or hamlet like South Wonston, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

What you get is a clear record of the gutter on the day we saw it. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Watch ceilings under valley gutters for fresh marks
  • Don’t climb a ladder to look in the gutters
  • Include valley, parapet and box gutters when clearing
  • Watch the gutters during heavy rain

For let and shared buildings, the report can go on file and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Signs you need a gutter survey in South Wonston

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Here are some of the things we see often:

  • Gutters overflowing in heavy rain
  • Blocked outlets and hoppers
  • Gutters packed with leaves or moss
  • Overflowing valley or parapet gutters

If you look after a building such as South Wonston Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • Whether they hold professional indemnity and public liability insurance
  • What experience they bring
  • What happens after the report arrives
  • Whether the inside of the roof is included

What to expect from a roof survey

What we cannot see

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of buried drains
  • Gutters out of sight from each safe vantage point
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Valley gutters
  • Eaves gutters
  • Downpipes

South Wonston questions

Will you come out to South Wonston?

Yes, South Wonston is covered. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Do you survey roofs for landlords with property near Winchester station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is a Saturday or Sunday visit possible?

Yes. Surveys are carried out on weekdays, Saturdays and Sundays. Just phone 07833 053749 or email us to arrange a day.

Will you photograph what you find?

Yes. The report includes photos of what we found.

Will you check the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

What we do, step by step

Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. Somewhere like South Wonston needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Make sure the loft hatch can be reached
  • Let us know about parking near the property

South Wonston homes and their roofs

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look.

If you own a rental within reach of Winchester station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as St Margaret's, its chimney, valleys and lead work are likely to be the parts that need attention first.

Leave it or get it looked at?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. For an older or listed building in a place like South Wonston, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.
