Chimney surveys for homes and businesses in Springvale

Our chimney survey covers the stack and the details that keep water out around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey chimney breasts, shared and party-wall stacks and chimney pots and cowls, and people most often book us about disused chimneys trapping moisture and lifted or split lead flashings.

In a smaller place like Springvale, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What happens on the day

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Some parts of a survey depend on the weather, so a visit to Springvale is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Questions from Springvale

How do I find out if my home in Springvale is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Springvale within the area you cover?

Yes. Springvale is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

What’s the best way to book?

Simply ring 07833 053749 or drop us an email with the address. After a few questions, we confirm the price and fix a day.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

Can you survey a shared roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What should I do with a chimney I don’t use?

A redundant chimney needs looking after like any other. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can plan what to do with it.

What affects the cost of chimney surveys

Prices vary from roof to roof, for these reasons:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen

Chimney survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and the package you choose.

What we need to know

Before you get in touch, it helps to have:

  • The type of building and roof, like pitched or flat
  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Photos of the roof, taken safely from ground level or a window

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To send them or to book, ring 07833 053749 or send us an email.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Hidden damage within the stack
  • Flue inspections or sweeping
  • Whether a gas appliance or its flue is safe

If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and doesn’t.

Roof types and parts we check

  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Lead flashings
  • Brick chimney stacks
  • Flaunching

Roof by roof

Lead flashings

Where the chimney meets the roof slopes, lead flashings keep water out. The survey looks at whether the lead is tight, sound and well fixed.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. We record any we can see.

Do you need a chimney survey in Springvale?

Flaunching is the mortar bed that holds the pots and throws water off the top. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

We’re frequently asked to look at:

  • A stack that appears to lean
  • Damp patches on chimney breasts
  • Damaged chimney pots and cowls
  • Disused chimneys trapping moisture

For site and facilities teams at buildings such as Kings Worthy Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

  • What exactly goes into their report

What a roof survey includes

Chimney surveys around Springvale

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For an older house near a landmark like St Mary's Church Hall, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Winchester station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Springvale is about 3 miles north of Winchester, in Hampshire. Wherever you are in Springvale, we can come and survey your property. We cover towns and villages across Hampshire, large and small. You can also see our page for Southampton.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Have the flue swept and checked if you use the fire
  • Do not use a ladder to reach the stack yourself
  • Ask about consent before removing a chimney on an older property
  • Check that disused chimneys can still breathe

If anything in the report is not clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
